Property Safety Policy

BSJ Housing Solutions

 

1. Purpose

This policy outlines BSJ Housing Solutions’ commitment to ensuring that properties are safe for tenants and visitors.

 

2. Safety Compliance

The organisation will ensure properties meet relevant safety standards and comply with applicable legislation, including requirements under the Health and Safety at Work etc. Act 1974 and other housing safety regulations.

 

3. Safety Checks

Where applicable, BSJ Housing Solutions will ensure appropriate safety checks are carried out, including:

  • gas safety inspections

  • electrical safety inspections

  • fire safety measures

  • water safety management

  • lift safety inspections where relevant

Gas Safety Information

BSJ Housing Solutions is committed to ensuring that all gas appliances, fittings, and installations in our properties are maintained safely. Where gas appliances are provided by the landlord, we ensure that annual safety inspections are carried out by qualified engineers.

These checks are conducted in accordance with the Gas Safety (Installation and Use) Regulations 1998.

Tenants must allow access for gas safety inspections and should report any suspected gas leaks or faults immediately. If you smell gas, you should contact the National Gas Emergency Service without delay.

Electrical Safety Information

BSJ Housing Solutions works to ensure that electrical installations within our properties are safe and properly maintained. Electrical systems are inspected periodically to ensure they meet recognised safety standards.

If tenants experience electrical faults, damaged sockets, or other concerns, these should be reported promptly so they can be investigated and repaired.

Electrical safety checks are carried out in line with the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 where applicable.

Fire Safety Policy

BSJ Housing Solutions is committed to maintaining safe homes and minimising the risk of fire in our properties. We work to ensure that appropriate fire safety measures are in place and maintained where required.

This may include fire detection equipment, fire doors, and safe building design measures. Tenants are encouraged to follow fire safety guidance and report any fire hazards.

Fire safety arrangements are managed in accordance with the Regulatory Reform (Fire Safety) Order 2005.

Asbestos Management Policy

BSJ Housing Solutions manages asbestos risks in accordance with recognised safety guidance and legal requirements. Where asbestos-containing materials may be present within buildings, they are assessed and monitored to ensure they do not pose a risk.

Appropriate surveys and risk assessments may be carried out where required. Asbestos materials that are in good condition are generally left in place and monitored, while damaged materials may be safely removed by qualified professionals.

Our approach follows the requirements of the Control of Asbestos Regulations 2012.

 

Water Safety / Legionella Policy

BSJ Housing Solutions takes steps to manage water safety and minimise the risk of Legionella bacteria within water systems. Risk assessments may be carried out to identify potential risks and ensure appropriate control measures are in place.

Tenants are encouraged to maintain good water hygiene practices within their homes, such as regularly using water outlets and reporting any concerns about water systems.

Water safety is managed in accordance with relevant health and safety guidance and legislation.

Lift Safety Policy

Where lifts are installed in BSJ Housing Solutions properties, we ensure that they are regularly inspected, serviced, and maintained to ensure safe operation.

Qualified engineers carry out routine inspections and maintenance, and lift systems are monitored to ensure compliance with safety standards.

Any lift faults or safety concerns should be reported immediately so they can be addressed promptly.

 

Damp and Mould Policy

BSJ Housing Solutions is committed to providing safe and healthy homes for tenants. We take reports of damp and mould seriously and aim to investigate concerns promptly.

Where damp or mould is reported, we will assess the issue and take appropriate action to identify the cause and arrange necessary repairs or improvements where required.

Tenants are encouraged to report signs of damp or mould as soon as they are noticed so the issue can be addressed quickly.

Our approach aligns with guidance from the Regulator of Social Housing and current housing safety standards.

 

4. Tenant Responsibilities

Tenants should:

  • report safety concerns promptly

  • allow access for safety inspections and repairs

  • use property fixtures and appliances responsibly

 

5. Risk Management

BSJ Housing Solutions will identify and manage potential safety risks within properties and communal areas to protect tenants and visitors.

 

6. Monitoring and Review

Safety performance will be monitored and the policy reviewed periodically to ensure continued compliance with legal and regulatory requirements.
