1. Purpose
This policy sets out how BSJ Housing Solutions allocates and lets its housing. The aim is to ensure that homes are allocated in a fair, transparent, and consistent manner, prioritising those in housing need while complying with relevant housing legislation and equality requirements.

3. Eligibility
Applicants must normally:

Applicants may be refused housing if they:

have a history of serious anti-social behaviour

owe significant rent arrears to a previous landlord

have provided false information in their application
Each application will be assessed on an individual basis.
4. Priority and Assessment
BSJ Housing Solutions will assess housing applications based on need. Priority may be given to applicants who:

5. Lettings Process
When a property becomes available:

Suitable applicants will be identified from the waiting list or referral partners.

The property will be offered to the applicant who best meets the criteria for the property.

Applicants will be required to complete verification checks before the tenancy is confirmed.
BSJ Housing Solutions may work with local authorities and other agencies to identify applicants with priority housing needs.
6. Tenancy Types
Where housing is provided, BSJ Housing Solutions may offer tenancy agreements appropriate to the housing service provided. Tenancy agreements will clearly set out the rights and responsibilities of both the tenant and the landlord.
7. Equality and Accessibility
BSJ Housing Solutions is committed to ensuring that the allocations process is fair and accessible to everyone. Applications will be considered in line with the Equality Act 2010, and reasonable adjustments will be made where required.
8. Appeals
Applicants who believe their housing application has been unfairly assessed may request a review of the decision. Requests for review should normally be made within 14 days of the decision being communicated.
